LOTS of pictures ahead...

There's several units available at this in-renovation building near Sheridan and Wellington. FHA-approved, there's a special deal on financing right now:4.5 percent interest on a 30 year fixed loan with 5 percent down. There's junior one-bedrooms through three bedrooms and deeded parking available. Building amenities inccllude a skydeck with grills, choices to upgreade and construct units and on-site ZipCar service

One thing I was impressed with on this building was the layouts of the units. the junior one-bedrooms, which I often find to be a joke, were a reasonably good size for starting at $175,000. I was sold on the alcove cut out of the common area that would be perfect for a desk four feet or narrower, and thus a small home office. And the kitchen wasn't unreasonably small for just one person. I do wish the laundry hook up could have been on the same wall as the bedroom, bathroom and closet.

The two-bedrooms generally looked great in terms of layout as well, although several had lofted bedrooms, so be prepared to possibly not have a ton of light in the second bedrooms. One layout included a large window from the bedroom into the common area, which made me uneasy but might be convenient for a couple with children.

Both east and west facing views in the building were interesting and provided plenty of light into the units. Dining rooms often aren't very formal in each place, but expect plenty of closets, especially in units with large master bedrooms.

The building provides a little something for everyone, and at a very reasonable price.

I did a tour of this building and the models a few weeks back and am definitely skeptical of these rehabs. The quality of the flooring, finishes, kitchen, was not great at all. You can tell they haven't sold much in this building because when we pulled in the back, not one parking spot was filled. I would definitely avoid this place.
