The current median list price of homes for sale in Winnetka, Wilmette, Kenilworth, Glencoe, and Northfield is $1,100,000. So that seems like a good place to consider what’s on the market between $800,000 and $1,100,000

Your money will stretch farther in Wilmette, Northfield and Glenview than it will in the other villages.  They have a more varied housing stock and Wilmette and Glenview are larger, thus offering more inventory. Wilmette is also the closest village to downtown Chicago which is appealing to younger buyers.  And since Glenview is located west of the North Shore, you will find the best home values there. And they get better the farther west you go.

Right now,  there are 92 homes for sale in this price range breaking down like this:

North Shore villages differ in what you can get in this price range, but homes could have from 3-5 bedrooms with some needing more work than others. They will have approximately 2500-3000 sq. ft. with lots that are less than .25/acre.  

You will not find a new construction home at this price point in any of the towns except for Glenview where there are 5 newly built homes for sale. Meanwhile, the newest home for sale in Winnetka in this price range was built in 1992.

 Glencoe has 6 homes that were built in the past 1-5 years; Northfield has 1, Wilmette has 4, and Glenview 21.

Often, many of these older homes have been updated with newer kitchens, baths, paint, roofs, and more and feel like new construction. They won’t generally have a basement with tall ceilings like new construction but most will be finished and have been waterproofed. Don't forget the real estate adage: LOCATION LOCATION LOCATION - it applies for well-priced homes in high-end areas since the home might be on a busy street or compromised in some other way. But that's the exception, not the rule.

Paint colorsHomes priced between $800,000 and $1.1 million could be small but beautifully updated. A home in this range could also be much larger but need substantial updating. If you don’t mind doing some work to a home, I think you’ll find a good selection of inventory that would fit your needs. It could just be paint or you might need to do major remodeling.
