Minorities are the majority in Bellwood and Stone Park

Neighboring Stone Park and Bellwood are a study in demographic contrasts. Minorities form an 80% majority in both communities: Hispanics in Stone Park, African-Americans in Bellwood.

Bellwood and Stone Park have a lot of similarities beyond their minority-dominated populations and easy access to Chicago's expressway grid. Most relevant here, they both offer a variety of affordable single-family homes.

In November the median price of homes listed for sale in Bellwood was $105,000, and the median sold price was $90,000. The median list price in Stone Park was $136,000, and the median sale was at $62,000. Median selling prices were down sharply year-over-year in both communities.

A 5-bedroom, 2-bath, 2-car garage home at 1731 N 35th Ave in Stone Park that sold for $60,000 in July has since been remodeled and is currently offered at $137,900.

The most attractive feature of the home for many - beyond the new cherry cabinets, granite countertops and new appliances - may be the fact that it's offered with owner financing.
