River West duplex going for $70,900 below 2007 sale price

Marquette Row, 675 N Peoria St, ChicagoTucked away amidst the lofts and concrete condos of "Bergerville" (that pocket of River North immediately south of Chicago Avenue and west of Halsted Street where Mondial developer Jack Berger staked his claim) is a string of newish nine-unit brick buildings collectively marketed as Marquette Row.

Marquette Row never reached closeout -- Jameson agents still have a few unsold two-bedrooms with 1,500 square feet listed in the $370s and $380s -- and now a few owners are putting their homes back on the market as well. One, listed by Berg Properties, is a similar two-bedroom listed at a similar price (the mid-$380s), but the other is something different: a 2,500 square-foot, three-bedroom / three-bath duplex listed by Mario Greco of Prudential Rubloff for $489,000, almost $71,000 (or 13 percent) less than its 2007 sale price.

Unit #1S at 675 N Peoria St features hardwood floors throughout its main level; an eat-in kitchen with granite countertops, cherry cabinetry, stainless steel appliances, and a breakfast bar; a separate dining area; a living room with front terrace; baths with marble finishes and Grohe fixtures throughout (including a jet tub and separate shower in the master); custom window treatments; closets outfitted with Elfa shelving; in-unit, side-by-side washer and dryer; and attached garage parking.

Assessments are $201 per month, and cover water, parking, common insurance, exterior maintenance, lawn care, snow removal, and scavenger. 2008 taxes were $5,997.
