I'm picking up where I left off on the new construction single family homes sold in Chicago during the last year, this time focusing on homes listed in the $1,000,000 - $1,500,000 price range that were sold or marketed in the 12 month period ending around July 25 of this year. I plotted the 57 homes on the interactive map below. Please note that you can zoom, pan, and click on the markers for more details on the individual homes.
You will notice that in this price range the homes start to move further north and east into Bucktown, North Center, and Lake View. They are pretty much concentrated between North Ave and Montrose and Western and Racine, which is really no surprise.
These homes tend to have 5 - 6 bedrooms with anywhere from 3 1/2 to 4 2/2 baths, though one home actually had 5 1/2 baths. The square footage ranges from 4,000 - 5,000.
No one builder dominates this market segment in Chicago, though Noah Properties and Bilanzic Development have several entries. Here is a partial list of the numerous developers working in the area:

Check out the slideshow below to get a sense of the exterior style of these homes, starting at the lower end of the range and moving to the upper end. Interestingly, I saw almost none of the traditional brick/stone homes that have historically been common in the nicer neighborhoods. These are either quaint, sided homes with lots of character and curb appeal or very sleek, ultra modern brick/stone/ glass/ steel structures. Some people feel like a brick home is superior to one with siding but I think these have a lot more character and a material like HardiePlank comes with a 30 year warranty.
In this price range you get some really cool features and design elements in the house as shown in this slide show below.
