Not even 2 weeks ago I posted on the recent condo sales in the Playboy Mansion at 1340 N State Parkway in Chicago's Near North Side. Unit 2 had just closed along with unit 1N going under contract on the same day. Now, just 10 days later, unit 1S has gone under contract after being on the market for only 5 days.
The curious thing about unit 1S is that it had been on the market last year at a lower price - $2.5 MM - when they finally cancelled it in August. It had actually been on the market for 16 months, starting out at $2.9 MM and eventually undergoing 3 price drops. But then it came back on the market a few days ago listed at the higher price of $2.575 MM and quickly went under contract. Of course we won't know the sales price until it closes but the key question is whether or not this deal was in the works before the listing even went live or is this just a sign that the high end of Chicago's condo market is hot these days.
