The Coolest House In Bucktown: 1744 W. Cortland

As part of my Bucktown series I'm highlighting what appears to be the coolest house that I've seen in a long time. Well, I haven't actually been inside it but just based upon the publicly available information this single family home at 1744 W Cortland is absolutely over-the-top gorgeous, with ultra-modern architecture and finishes - top of the line modern finishes. Of course, you will have to dig very deep in your wallet to afford the $4.7 MM list price, which was marked down from $4.9 MM on January 3. This city oasis has been on the market for 172 days, but the market for a home like this is not that large - unlike a 2/2 condo.

I find the architecture, designed by Nicholas Clark, really impressive. The layout is extremely open with tons of windows, that allow you to see the pool and hot tub from any room. The openness is accentuated by impressive touches like the floating staircases and the open fireplace that separates the living room from the dining room.

The home is being marketed by Quin O'Brien at 4 Sale Realty but the owner is doing all the showings himself and you can meet him on the embedded video home tour. The owner is Sherif Mityas, who is a partner in AT Kearney's retail practice. Hmmm. Maybe I should have stayed in retail supply chain management. Nahhhh. It's pretty frustrating working with retailers. Not the sharpest knives in the drawer. But now I work in real estate? I digress.

Property taxes are only shown as $12,006 but, like I tell all my clients, don't get too excited about that. It won't last. In fact, the assessor's site has a big flag on the property indicating that it's "being reviewed for possible improvements." But let's face it...if you are worried about what the property taxes are going to be...

  • This house looks like a sophisticated meth lab.

  • The house was the built on two lots in the middle of the block. It was the subject of a heated debate by neighbors on the north side of the 1700 N. Cortland block in Bucktown. In spite of the opposition by the neighbors, former 32nd Ward Ald. Ted 'Teardown' Malak approved the upzoning and many other upzonings over nine years at the Chicago Zoning Committee. Matlak lost the 2007 aldermanic election to present Ald. Scott Waguespack by 121 votes--mostly due to upzoning issues. Wag was reelected by 66 percent and also won all 52 precincts on Feb. 22, 2011.

    No doubt the house is nice, as are several other misplaced 'McMansions' in Bucktown.

    Chicago city councilmen exercise 'aldermanic prerogative' in regard to upzonings, but the voters still have the last word.

  • At least it isn't too high -- it doesn't look like it breaks the streetscape. Don't see it selling near asking though.
