The characteristics of our management style will continue to permit a positive experience for our tenants and ourselves (the owners), everyone in the building is busy with life, most people have multiple careers or are attending a university and holding a job. The building has been in our family since the the 80's, this vacancy is becoming available because the tenant is getting married. With New construction and condo development continuing in this area as well as new bakeries and art studios opening up, you should notice the trend....however this area is still affordable compared to the wicker park lincoln park areas. The fact that you can actually find street parking near the building is an additional bonus over these areas.

Laundry room in the building allows you to do all your laundry at once and gives you the extra space in the unit, where you need it.
Tenant pays for electricity (the heat electric forced air which makes a winter electric bill larger than a summer bill, but the math over a year makes sense to have one utility service (gas meter delivery charge is $30, meaning $360 a year regardless of whether or not you use it)
Our leases must end in summer month of the consecutive year, preferably no earlier than the last day of may or later than the last day of July, and as long as no other tenants have issues with you we offer options to renew. The occupant of this unit would have been renewing for the 5th year and her rent has not increased in the 5 years she was here. We really liked her and are sad that she is leaving our building.
Garage / parking space may be become available and is currently in the works, but it will require additional rent... most of our tenants have cars and have managed to park in the area without even acquiring permits, With the CTA bus and Blue line terminal at 3 minutes walk from here, one can easily live here without a car, and most long term residence do not use their cars or even end up selling them.
No pets in the building SORRY.... this permits us to not have to worry about pet allergens or barking / bite accidents in the building.

We require a Good credit score and screen our tenants thoroughly (we are charged 40$ to process a social security number / applicant and require applicants to pay this amount in cash before we process their applications.... please bring two forms of identification, we are comfortable with ILLINOIS state drivers licenses or ID cards and US passports.We will not lease to anyone with a criminal history
Water, trash, and sewer are payed by the owner, the Unit is all electric and that utility is the responsibility of the tenant.
Rent is $1100 for the first two occupants and $50 for each additional occupant.
We thoroughly screen our tenants and found that by being selective, we maintain a high retention rate of current tenants.
